2 IDENTIFY THE PEOPLE AT RISK

Guests staying at the cottage

Proprietors during periods of cleaning and maintenance

Trades people during periods of cleaning and maintenance

 

3 EVALUATE THE RISK FROM THE HAZARDS

Mains Gas Boiler was installed January 2022.

Main Gas Hob was installed January 2022.  A weekly check is made on the 4 hob burners.

The Electric Double Oven/Grill was installed January 2022.

All electrical appliances are regularly checked for wear and tear or mal-function.  There are ample sockets so the use of adapters/and or extension leads is not necessary.

There is a USB socket in the kitchen.

Guests are asked not to leave phone/computer chargers plugged in whilst un-attended

Portable heaters owned by guests are not permitted

Any electrical equipment owned by guests must be in good working order

There is a total NO-SMOKING/NO VAPING policy in the cottage and garden.  It is clearly stated on all advertising, in the Terms & Conditions and in the Guest Information pack in the cottage. If people wish to smoke/vape they must leave the premises and garden.

Outdoor cooking, i.e. barbeques are only allowed well away from the cottage

The sofas adhere to fire regulations

A review has been made of possible arson attacks

Waste bins are non-flammable. The refuse bin is stored well away from the premises.

The filters in the Cooker extractor fan are regularly cleaned.

All contractors employed to undertake work in the house are competent and qualified.

There are no dangerous substances stored on the premises.

 

4 RECORD THE FINDINGS

A copy of the Fire Risk Assessment is held at the cottage in the Guest Information pack

A Copy of the Fire Risk Assessment will be made available prior to a booking upon request

A copy of the Boiler Service Agreement is held in the Guest Information pack

5 FIRE PRECAUTIONS

New Smoke Alarms were installed in November 2012 and are situated on each floor and are tested weekly where possible

A Carbon Monoxide detector was installed 6th April 2013 and is on the ground floor and is tested weekly where possible

There is a Fire Blanket situated in the kitchen

There is a Fire Extinguisher situated behind the cupboard door in the Dining area

The Mains Electric Circuit Breaker is located in the Hall near to the front door

The Gas Isolation Point is in the cupboard underneath the window in the lounge.  If access to this cupboard is required please phone 07485 158096

The Electric Supply point is in the cupboard underneath the window in the lounge

A Composite Back door was fitted 19th April 2013. A Composite inner Front door was fitted in 2023. Both are fully compliant with regards to security and fire safety

The outer front door was fitted with Yale type deadlocks in 2017. It does not need a key to open it from the inside and conforms to the fire regulations at the time.

 

6 REVIEW ASSESSMENT AND REVISE WHEN NECESSARY

An annual review will take place and a record kept of date completed.  Revisions will be made when necessary and dates recorded

APPENDIX TO ACCOMPANY FIRE RISK ASSESSMENT

ESCAPE ROUTES

Ground Floor:

Back Door from Kitchen into garden

Patio Door from Dining area into garden

Front Door from Hall onto Poplar Street

Lounge Window onto Poplar Street

 

First Floor:

Window from Single Bedroom onto flat roof

Or onto Ground Floor and escape as above

 

Second Floor:

Down stairs to First Floor then exit as above

 

All escape routes must be kept clear of obstructions to enable people to escape safely.

All doors and windows are easily opened in the event of a fire.

There is no emergency escape lighting.  Please be aware at all times the location of the torch.  This can be on your mobile ‘phone.

There are no fire exit signs.  Please familiarise yourself of routes of escape.

 

WHAT TO DO IN THE EVENT OF A FIRE BREAKING OUT

The safety of guests is a priority so in the event of a fire vacate the cottage as quickly as possible making sure everyone is accounted for
